<p>One thing that everyone is interested in is being able to save money.  It is quite possible with your home and contents insurance by three primary means.  The first is to be sure and do some comparison shopping.  It is not unusual at all for a person to be able to save money (and sometimes quite a bit) on their present insurance costs.  We’ve all seen the TV commercials about saving money by comparing auto insurance rates, well, the same is true from homeowner’s insurance as well.  Be sure to get at least three quotes.</p>

<p>A second means of saving some money is to take on more risk for yourself.  The way to do this is to adjust your deductible.  The deductible is the amount that you must pay first before your insurance company will pay anything on a claim.  The less you have to pay for your deductible the more you have to pay in premiums.  The more risk you take on (that is the higher your deductible), the less your premiums.  </p>
<p>The key here is to not get yourself in a bind.  Be sure you have the amount of your deductible on hand (in savings or wherever) in case a claim must be filed and you can meet the deductible.  Otherwise, if you can’t cover your deductible, the insurance will not kick in.  </p>
<p>A third savings can be realized by protecting yourself against break-ins and theft.  The simple way to do that is to install a home security system.  Statistically speaking, a home is less likely to be broken into where a home security system is present.  Insurance companies recognize that and offer discounted rates on homes with such systems installed.  So, they can easily pay for themselves in a pretty short time through these savings.</p>
<p>The systems themselves, along with the installation, has been greatly simplified in recent years through wireless technology.  Be sure to check with your insurance provider to learn system requirements to qualify for discounted rates.</p>
<p>A very important decision to be made regarding insurance for home and contents has to do with the type of coverage desired.  You have the choice of either cash value coverage or replacement value coverage.  There is a difference in the expense involved in the two, cash value coverage is cheaper, but it could end up costing you in the long run.  The difference in the two has to do with the depreciation of value of your property.  Cash value coverage provides a dollar amount only for the value of the property at the time of loss.  Over time, property depreciates.  So, you would only receive money for the property’s value at the time of loss.  </p>
<p>Replacement value provides coverage for the cost of replacing the lost or damaged property no matter what its present depreciated value might be.  This coverage does cost more initially, but will not require additional cash outlay if you ever have to replace damaged or lost property.</p>

<p>A very important component of a homeowner’s insurance policy is the contents, or property, insurance.  This is the part of the policy that covers what is in your home, as opposed to the structure itself.  This includes things like furniture, appliances, clothing, and so forth.  There are some very important issues of which to be aware when comparing home contents insurance.</p>

<p>First of all, it is very possible, if not likely, that you will have some property that will not automatically be covered by the typical policy.  For instance, do you have any expensive jewelry, coins, artwork, furs, or anything like this?  Very often a special policy rider will have to be added to receive coverage for these types of items.  So, when comparing insurance look at how these kinds of property are handled.</p>
<p>Next, one should see if replacement value or cash value is what is being insured.  Replacement value is how much it would cost to replace the item right now.  Say, you have a dishwasher that is 10 years old.  The cash value of that appliance right now is far less than the price originally paid for it.  Insurance for replacement value would cover the cost of replacing that item as opposed to simply providing for its current cash value.</p>
<p>Please understand that for many homeowner’s insurance policies it is typical to provide cash value insurance.  Replacement value insurance must be specifically requested.  And, as you might imagine, is more epxpensive.</p>
<p>Finally, be sure to realize that home content insurance is only one piece of the homeowner’s insurance  puzzle.  Other parts of the insurance involve insuring the structure itself (where the replacement vs. cash value issue comes in too) and liability insurance. Liability insurance protects you in case of injury to someone who is on your property.  The point is, that just because you are pleased with one portion of a policies coverage (such as home contents) you may much prefer how another company handles another part of the homeowner’s package (say the liability insurance).  Just know that your comparison needs to be of the entire homeowner’s policy, not just selected portions of it.</p>

Contents insurance also went up, this time by 2% &#8211; now it costs the average homeowner £151 a year. However, some lenders are hiking prices even higher than that &#8211; Norwich Union for example, raised its prices by a whopping 6% last year.</p>
<p>The question is &#8211; why? There&#8217;s so much competition out there, you&#8217;d expect prices to be falling, not increasing &#8211; but there are other forces at work, as we go on to discuss.</p>

<p>No 1 &#8211; the cost of having a house repaired or rebuilt</p>
<p>Labour and building materials are getting more costly, so when the insurance company calculates how much it would cost to rebuild your house, prices are higher. This is due to inflation, and the same thing affects the insurance company and its own operating costs. Wages, bills, office rental &#8211; all these costs are increasing year on year &#8211; so of course insurers have to factor these in.</p>
<p>No 2 &#8211; the weather</p>
<p>The British weather is getting more and more tempestuous, whether it&#8217;s due to global warming we are not qualified to say, but it&#8217;s a fact that we have been experiencing a lot of extreme weather in the past few years. The 1987 hurricane was a freak occurrence, but flash floods such as the incident in Boscastle, Cornwall, Helmsley in North Yorkshire, and Carlisle are making the headlines on a regular basis. The Association of British Insurers has stated that the average insurance claim due to flood damage could be anything from £15,000 to £30,000, making huge dents into the insurance industry&#8217;s profits. In fact, floods cost insurance companies millions every year.</p>
<p>No 3 &#8211; Burglary</p>
<p>Claims due to burglary have been going up, now average at around £1,400. The 2 main causes are:</p>
<p>• From digital cameras to laptops, game consoles to ipods &#8211; our houses are full of electronic gadgets with a high value bought new, and a high value resold. Burglars are after these items and it&#8217;s hitting the insurance industry where it hurts &#8211; their pocket.</p>
<p>• Burglars pick posh neighbourhoods to ensure they get away with the best items &#8211; with expensive items like jewellery for the taking, the value of these kind of claims is increasing.</p>
<p>Insurance companies use statistics relating to a postcode area to calculate premiums for everyone in that area. If your neighbours have suffered subsidence, or your area is near a river which has been known to flood &#8211; you will have to pay higher premiums. Similarly, if people in your area have been broken into, then it will be assumed that you are at a higher risk of making a burglary claim too.</p>
<p>Having a no-claims discount is a help when it comes to offsetting the annual rise in premiums, but insurance companies cap these discounts once you have 5 years no claims, so you will not get any further discounts.</p>
<p>So is there any way to avoid the rising cost of home and contents insurance?</p>
<p>The first thing you can do is look around for the best deal. Try the Internet for the best deals, because most insurance companies offer a discount, often 10%, for customers that buy online. You will also save if you pay by direct debit. It&#8217;s tempting to accept your current insurer&#8217;s renewal quote but don&#8217;t be fooled &#8211; the small amount of effort it will take to shop around will pay good dividends. One of the reasons for this is because insurers always offer their best deals to new customers, existing customers are virtually penalised for showing loyalty!</p>
<p>Improving your home security is another good way to reduce premiums &#8211; while giving you essential peace of mind. Neighbourhood watch schemes, external security lighting, a burglar alarm, security locks on windows, and industry-recognised locks on external doors will make a difference. Obviously these things cost money to install, but they pay for themselves in the long run.</p>

A new for old policy means that you would get the value of what the items are today if you should have to replace them, not what they were worth.
