what kind of home owners or fire insurance do i buy if i rent my house out to a tenant?
the rental excludes 2 small rooms at one end of the house which i reserve for my own use.
is a regular home insurance policy good enough?

Nope ! contact ur agent and get MORE and Better insurance to cover ur pants(contents).
Have tenant obtain renters insurance for duration of lease and make sure it is paid on.

As long as those two rooms aren’t for you to live in, speak to your insurance agent and find out information regarding a Landlord policy. This will cover your dwelling and have the same liability protection as a homeowner’s policy for slip and fall, etc type lawsuits.
I don’t require tenant’s to have a tenant’s policy, but I have it clearly stated in my lease agreement that I strongly recommend they get one and I have them initial that clause so there is no “confusion” later. This clause clearly states that I am not responsible for any of the tenant or their guest’s items for any reason including natural disaster, acts of god, fire, water….you get the idea.
